There is no single best floor finish. There is a best finish for your timber, your traffic, your household and the look you are after, and those four things point in different directions surprisingly often.

The toughest clear coat you can put on a timber floor, and the one that gives an older Australian hardwood that warm amber glow. Best suited to floors that take a hammering and homes that can be vacated for a few days.

One tin, no hardener, no pot life. A single-pack polyurethane is the sensible choice on a lower-traffic floor, a rental you plan to recoat regularly, or a budget that will not stretch to a 2-pack system.

A finish that soaks into the timber instead of sitting on top of it. Hard wax oil leaves a floor you can feel the grain through, and the one real advantage nothing else has: damage can be repaired in place.

Oil driven into the timber under a burnishing pad, so the friction heat cures it in the grain rather than on the surface. The result is a low sheen floor with real depth and almost nothing sitting on top.

The middle path. A penetrating oil modified with polyurethane resin, so the floor keeps the natural, close-to-the-timber look of an oil but stands up to traffic much closer to the way a film coating does.

The coastal look, and the one we get asked for most on the Gold Coast. A white pigment worked into the grain lifts the whole floor several shades and cools the timber down. Getting it even is the skill.

The cheapest way to completely change a room. A direct stain goes onto bare sanded timber and shifts the colour of the whole floor, then gets locked under a clear coat. What you cannot do is guess the result from a chart.

The most dramatic thing you can do to a timber floor, and the least forgiving. A near-black floor shows every mistake in the sanding and every speck of dust in the coating, which is exactly why it should not be a first job.
