Re-sanding and recoating is for floors that are structurally sound but have a tired, scratched or dull finish. Instead of cutting back to bare timber, we abrade the existing coat, clean it back and lay a fresh topcoat - far less dust, less time and less cost than a full sand.

If the finish is worn but the timber underneath is still sealed, a recoat is enough. Once the coat has worn through to bare wood, or there are deep scratches and stains in the timber, it needs a full sand back. We can tell at a glance in person, or from a clear photo.
A recoat is typically a good deal less than a full sand and polish because it skips the heavy cutting-back and repair stages. We quote both options in person so you can weigh it up.
Most recoats are a one-day job plus overnight drying. You’re usually back on the floor the next day, with furniture returning shortly after.
A clear recoat keeps your current colour. If you want to warm or change it, that generally needs a full sand so the stain can reach raw timber - we’ll talk you through it.
